An Enlightening Book about Quantitative Real Estate Analysis

I'm a university business teacher and have an MBA, and I've taught a number of introductory courses in business finance, including processes for sizing up general corporate investments. I'm also familiar with methods for valuing stocks and bonds. I'm also a bit new to the United States so the implications of U.S. tax laws aren't entirely second-nature for me. Before reading this book, I had also purchased a couple small, single family investment properties that have worked out satisfactorily so far, but wanted to refine my approach using terms and methods that are native to the real estate investment industry. As an educator, I not only expect authors to provide information, but also, to help you practice your skills. Therefore, I tend to judge a book by how well it guides me in truly learning and understanding its concepts.

Overall, this book stood up well against my goals and expectations. The author's methods seemed consistent with general business practices in the various courses I've taught, but have been modified to fit the nuances of the real estate investment industry. I picked up a few things as well, mostly surrounding the impact of accounting rules on taxable income and financial ratios that are specific to real estate investments. I also liked how the author wasn't short on examples of the math in action. Within each chapter there is usually one or two example calculations, and then, at the end of the book, he repeats each calculation or ratio giving it a bit more explanation. He also gives you a problem to solve, with a solution provided at the end of the chapter to check your knowledge. In this end-section of the book, he also provides a bit more detail for each ratio than you find in the body of his work.

I also liked how he appears to have provided some realistic figures in his examples, inadvertently producing some benchmark values for certain key ratios. For example, expected rates of return of 10-12 percent for real estate, debt coverage ratios of 1.2 to 1.3 for most banks, and vacancy allowance rates of 3% to 6% came through consistently. He covers himself by encouraging you to do research to verify these numbers in your specific locality, but they gave me a ballpark figure to which I could compare my own research and make some preliminary judgments.

And, to test my knowledge, I ran the numbers for a real estate investment I was considering using his methods. I did this in a spreadsheet I created from scratch. Then I ran those same numbers through Turbo Tax and compared it to the figures the author would have recommended to forecast the tax liability of the investments. I got the same numbers as the author would have, although I did have to research current rules on real estate investments from the IRS website because some of his tax rules were out of date (because the book was published years ago; I was using the 2003 version and its 2011 now). But the book got me started in figuring out where to look.

However, I felt there were a few ways the book could have been improved. First, I felt he might have talked about the modified internal rate of return (MIRR) for the investment. This measure takes into account the rate at which proceeds from the property are reinvested, which his Internal Rate of Return measure doesn't account for. The MIRR is therefore more accurate, in my view, producing a lower rate of return that needs to be recognized if you want to hit your investment goals. Second, I thought he could have given a comprehensive example which uses all of the important ratios he describes in the book. He does a good job of describing each ratio in isolation; however, I think it would best to see the important ratios all in one place, their tradeoffs, and an overall interpretation of the investment in terms of net income, cash flow, return, value, debt coverage etcetera. I would have also liked to have seen him analyze two potential properties, and explain which one is the better investment based on the numbers given a fictitious investor's characteristics such as preference for cashflow versus capital appreciation, etcetera.

I also thought he ducked out of some of the finer points of sizing up a real estate investment, telling you in a few spots to see your accountant about certain issues, such as rules on gains, disposal, depreciation, passive loss rules, etcetera. The reason I bought the book was to help me make these decisions without a high-priced accountant. So, I felt the need to buy a second book after reading this one - one on current real-estate taxation rules. But he did point me in the right direction, and perhaps this expecation was beyond the scope he intended for this book.

Also to fully internalize the ratios, I would have liked to have seen a summary of all the ratios in table format, showing their formula, when you use the ratio, and its general meaning. And last of all, I feel his book is skewed a bit toward multi-unit investments rather than single-family residential properties I'm interested in. For example, he recommends a vacancy allowance of 3-6%. However, for a a single-family dwelling, if you budget only one month's vacancy, you get 1/12 or 8.3%. So, if you blindly use his vacancy allowance, you'll overestimate your gross operating income (gross rental receipts).

However, for the price you pay for a used book on Amazon, I got more than my money's worth, and I won't be selling this one any time soon. Although I've given a few criticisms here, I think this is quite and excellent book, and I recommend it quite highly. I therefore gave it five stars.

What Every Real Estate Investor Needs to Know About Cashflow...

The book I read this week was What Every Real Estate Investor Needs to Know About Cash Flow by Frank Gallinelli. I feel I have gone back in time... sitting in the University library stewing over an accounting book. If I were reading an accounting book for this blog, I wouldn't even know what to tell you without risk of having you pass out due to boredom half-way through my first sentence. This will not be a long post because I will not be going in to detail on how to calculate a present value or future value formula. I will not be computing simple or compound interest and I certainly won't be laying out a amortization table. If that's something you are interested in learning you can buy an old accounting book on amazon for pennies (literally).

There is no doubt that the formulas and knowledge in this book have a purpose. Even though computer programs can compute the majority of these formulas it is nice to know what is really happening and what it means. For instance, you don't need to know how to do your own taxes and create a maximum refund, but you should know the skeleton of what your tax pro is going to be doing for you and what formulas are used. For real estate, pretty much every computation that you'll ever have to do can be done in Microsoft Excel. The more familiar you are with setting up an excel formula, the easier it will be to complete your pro forma.

The biggest eye-opener for me from this book were the 4 different means of making money from a real estate investment. I never thought of two of the ideas as means for making money, but they really are. I always combined appreciation and, what he calls, loan amortization in one over-arching field called equity, but it makes sense to separate the two because they can't be calculated with a single formula and can value independently of each other. The obvious ways to create money are through cash flow and appreciation. The two less looked at are loan amortization and tax shelter.

Cash Flow: This is a obvious function of real estate. The fruits of your labors.... the money left over from your rent payments after mortgage, taxes, maintenance, property management etc. This is the key to any investment property.

Appreciation: More often than not, real estate will increase in value over time. The difference in the building price between now and 5 years from now is the appreciation on that property. It can be due to several factors including: inflation, developing area, better school systems, crime rates and more.

Loan Amortization: With your investment property, the tenants will be paying off your mortgage payment and you interest payments associated with your mortgage. That means that they are helping you buy the property. So, if you originally have equity equal to your down-payment, in 5 years your equity will be much more than that because your tenants have been adding to that.

Tax Shelter: This is a means of making money through net profits. You don't directly receive any money when using an investment property as a tax shelter, but you will be paying less taxes than you normally would so you indirectly have more money in your pocket. With current regulation you have several methods of cutting back taxes with real estate. A couple include depreciation and interest. Depreciation is a funny one because even though your property is appreciating in value, you can write off the wear and tear over a certain amount of time. And you can write of the interest paid on the mortgage, which is actually being paid by your tenants.

This book will stay on my book shelf as a good reference because it has plenty of formulas that might be nice to consult someday (if there is a blackout and I can't use a computer). The first chapter when the author explains evaluating properties is very helpful and a lot of the commentary about the other calculations are helpful because you can get into the mind of the seller and ensure you aren't getting "taken." I think this book could be helpful for any soon-to-be investment property investor. If you have any questions on the book don't hesitate to ask. I would be more than happy to help anyone that wants it.

Competent review of the basics of investing

I have been appraising commercial real estate for 20 years. I buy real estate books all the time to see if I can pick up new ideas or see some insightful advice. This book is like many others in the same segment that re-state the formulas investors use to analyze property. It won't tell someone where to look for a deal or how to negotiate the best price possible though. it won't give you a good look at the impact of finance or taxes for someone looking to buy and flip a home versus buy, renovate and rent or just buy and hold. This book is a decent look at the language of real estate investing. It IS useful in the respect that any attempt to buy, finance or invest will require a person to at least have a familiarity with these terms and formulas.

Lovely friends to lovers romance!

Accidental Bride is the third in the Beaufort Brides series, about a trio of sisters and their very eccentric grandmother. It's finally Kelly's turn, the last one to still be living with her grandmother and the youngest of the Beauforts. She's pretty much resigned to her single state and hasn't thought too much of the future and her own wishes. That all changes when she heads to Las Vegas for a wedding with her best friend Peter. One night of drunken revelry, and somehow they've ended up married to each other! Pretending to be blissfully in love for a few weeks before quietly seeking an annulment is the plan, but now that Peter's finally got a chance to show Kelly his real feelings about her, he's not going to give her up so easily.

I quite enjoyed this story of two people who finally make the transition from friends to lovers. Though Kelly has cut off any possible romantic thoughts of Peter for years, he hasn't, and when they marry he honestly believes Kelly wanted it too, and not that she wouldn't remember it! I really loved seeing both points of view in the story. Peter works slowly but surely to convince Kelly that it's actually a good thing that they got married, and that she can count on him for more than just friendship. Kelly is rather blown away by the whole thing, and truthfully quite scared of change. But she is starting to see Peter in a whole new light, which is rather disconcerting for her. Their tentative steps toward intimacy result in realistic lovemaking as they decide that they might as well enjoy the fruits of their temporary marriage. It's a sweet and sensual love story, with some good hints as to the next series that will revolve around this setting. 4 stars.

Minor flaws, but absolutely awesome romantic read!

This was a great ending to a the trilogy. I love the writing style and enjoyed the other two books. Other reviews have hashed out the content, but I want to add this. The large majority of romance novels rub me the wrong way because they are beyond belief. Normal people don't fall into bed and then trade wedding vows. I think what I loved most about this book is that there is a backstory between Peter and Kelly. Their love did not just happen, it's been happening and they're just now figuring it out.

One hundred percent honesty. This is a five star book content wise. It is just not edited as well as the others in the series. There are places where his was used when it obviously should have been hers and other similar situations throughout the book. It will only take away from the story if you are (a) a grammar obsessed picky person or (b) you are missing half a brain. It's obvious what should be there so move on.

Overall Noelle Adams is a great author. This was the first series of hers that I have read and now I can't wait to get the rest of her books!

Very Average

I'm all for a friends to lovers romance and was really looking forward to this one. Again like with book 1 in this series, the author did a mediocre job in delivering the hea. I actually have to say that the h annoyed me throughout the book because she kept saying that they couldn't be together. I felt like the H did all the work in this one by arranging honeymoon weekends and he tried to make her dreams come true. Unfortunately the h doesn't respond very well. I'm glad that Ms Adams is done with this series because I'm not sure I can take the stuffed cats anymore.

Sheldon Pollock is the Arvind Raghunathan Professor of Sanskrit and South Asian Studies at Columbia University. About the Author
A little over a thousand years ago the Persian poet Ferdowsi of Tous collected and put into heroic verse the millennium-old mythological and epic traditions of Iran.  It took him thirty years to write the sixty thousand verses that comprise the Shahnameh or “The Book of Kings”.  This monumental work begins with legends of the birth of the Persian nationhood and ends with the Arab conquest of Iran.  Written in the aftermath of that national trauma, Shahnameh was meant to harbor the Persian collective memory, language, and culture in a turbulent sea of many historical storms.

Hamid Rahmanian is a 2014 John Guggenheim Fellow, filmmaker, and graphic artist whose work has been exhibited in international competitions and publications. His narrative and documentary films have premiered at festivals such as Sundance, Toronto, Tribeca, and Venice, and have gained international recognition for their socially conscious storylines. He also worked for Disney.

Ahmad Sadri is currently professor of Sociology and Anthropology and James P. Gorter Chair of Islamic World Studies at Lake Forest College. He has written two books in Persian: “Reviving the Concept of Civilizations,” and “An Apocalypse soon.”

Sheila Canby is the Patti Cadby Birch Curator in Charge of the Department of Islamic Art at the Metropolitan Museum of Art. She lives in New York City.

A Beautifully Designed and Illustrated "Shahnameh" - Worthy of Royalty!

This is not a complete translation of the "Shahnameh", in fact, it's hardly a translation at all. If you want to read the epic poem in its entirety, secure Dick Davis's prose translation published by Penguin Press. You won't regret it. Dick Davis is one of the finest scholars of Persian literation today, an inspired translator with a keen sense of poetry. His most recent publication, "Faces of Love", translates Hafez and two other poets of Shiraz and does full justice to these Persian-languages poets, unlike others who don't know Persian but claim Hafez visits their dreams! This publication has an entirely different purpose and fulfills that purpose with brilliance and wonder. Countless artists of the Islamic world have illustrated scenes and characters from Ferdowsi's epic. (Dick Davis's translation contains lithographs from 19th century versions.) For this volume an artist named Hamid Rahmanian took many illustrations and recast them to illuminate the text "with over 500 pages of lavish illustrations", as the publisher puts it. And the result is one of the most magical and uniquely beautiful books in my home library. Every time I look at it, read from it, browse through it I am happy that I bought it. Literally, every page is alive with color and design that illustrates the events of the text. The consistently high quality of these illustrations is breathtaking - there is not a false moment in the whole 572-page book! How many publications can you give such unreserved praise! Now for the text: as I wrote in my opening statement this is not the text of
Ferdowsi's epic poem. A writer named Ahmad Sadri wrote a prose summary of the poem which makes up the text. In Dick Davis's translation, the illustrations serve his complete translation; in this version, Sadri's prose serves the illustrations. So the two versions are exact opposites. What this means is that this magnificent collection of creative illustrations can accompany you as you read Davis's translation. Or you can skip the epic in its complex and convoluted narrative (886 pages in the Penguin edition!) and enjoy this version as an object of art. Either way you will be enriched by your encounter with one of the great war epics of world literature, a work which occupies the same exalted status in Islamic culture that the "Iliad" and the "Aeneid" occupy in Western culture. (And aren't we Americans past due in appreciating Iranian culture in particular, considering our 21st century karma has inextricably entwined the fates of our two societies?) One further note: in 2006, the artist Zak Smith published a collection of pictures which illustrates what happens on each page of Thomas Pynchon's 1973 novel, "Gravity's Rainbow", an enormously complicated book well served by Smith's scintillating pictures. To one who has indeed the whole of Ferdowsi's epic poem, I can sincerely commend this version as an alternative to reading the medieval text. It is as if you were to see a film version of a novel that does justice to the book. For example, Terence Malick's film, "The Thin Red Line", from 1999 does justice to James Jones's 1962 novel. The important issue as I see it is this: in today's world cultural literacy involves a knowledge of the literature of the world of Islam. This version of one of the seminal works of Persian literature can provide that knowledge, and what's more, the experience of it through art.

A Gorgeous Introduction To Persian Literature

I first heard about this book after listening to my local public radio interview with the author. I was intrigued enough to buy it, having no experience with this or any other work of Persian Literature. I am so thrilled with it! The binding is beautiful, the illustrations unexpectedly unique & each a work of art itself. After receiving the book, I was surprised by the interviewers characterization of this amazing work as a "coffee table book"! Mr Sadri was very gracious indeed to not take issue with that remark! This book will be nowhere near my coffee table! lol

Best Shahnameh Translation & Illustration Available

The Best Shahnameh Translation and Illustration Available

As a book collector, I was skeptic about this book and I was wondering if this is yet another insufficient, flawed and graphic-less translation of Shahnameh, until it started climbing the IPC Top 10 Best Sellers Book List. IPC (Iran Politics Club) is the largest Iranian website in English and its best sellers list is let's say the Persian version of the New York Times best sellers book list. This made me curious and next thing you know, I bought the book! Wow, I surely do not regret it! This book reminds me of the very fancy, hardcover, oversized, large deluxe luxury Shahnameh full of colored graphics and paintings in my father's library back in Iran, before 1979 during the reign of the Imperial Iran! I'll never forget that book. That was the ultimate courthouse style Shahnameh (Shahnameh Darbari) and one of the most valuable books in my father's grand library. As a child I had the privilege of having access to this magnificient library. My father was a famous author, journalist, publisher and cabinet minister with this massive library and I basically grew up reading the books in this library. In addition, I had my own library and also had access to my mother's library.

That Shahnameh was the most valuable Shahnameh which I have ever seen until now! This Shahnameh, bravely and accurately stated, is the legitimate English version of that Shahnameh. This book is an oversized, hardcover, glossy, well printed, well designed and well translated version of Shahnameh. I can bravely state that this book is the best Shahnameh available in English. So far, I have not seen a better version. As a book collector, author, journalist and publisher, I can surely testify that this book is indeed a literary treasure.

This magnificient book is one of the few translated Shahnameh versions which does not make Ferdowsi to shake in his grave in anger due to ruining his book! Ahmad Sadri has done a superb job translating this book and in various sections, he has basically written his own literature based on Ferdowsi's poems. What Sadri done to Ferdowsi is a step short of what Fitzgerald had done to Khayyam. Fitzgerald in many sections had basically written the Rubaiyat Khayyam in English so it made sense, yet it was compatible and directly related to the original Omar Khayyam's Rubaiyat. Fitzgerald done more than translation but he wrote his own poetry in English based on the original Khayyam's poetry in Persian. Sadri in many places and sections of this book has done the same to Ferdowsi. Sadri translated and somewhat wrote his own literature in English based on Ferdowsi's Persian text; however, the translation is compatible and makes perfect sense. If you don't do it this way, then the Persian poetry does not make sense in English. As a poet, many times in the past, I have tried to translate verse by verse from Persian to English, yet it will not make sense! On the other hand, not many people like Fitzgerald and Sadri can do it this way, simply because not many translators are also poets!

Ahmad Sadri's work is masterful but the most important element about this book is the illustrations. Hamid Rahmanian is a fine artist. He has done superb graphic design, digital 3D style painting and the illustrations of this book. Basically Rahmanian has taken the traditional Persian paintings and miniatures and then brought them to life via the 21sth century style of computer graphic design and 3D Style animation. Rahmanian is a wonderful artist and has done such a precious illustration on this book. The book is full of illustrations. With over 500 illustrations, this book gives a new meaning to the "illustrated Persian poetry book". The book is basically a graphic novel, illustrated almost on every page, and every illustration is colorful, realistic yet traditional. These illustrations are technically modern but traditionally original. They are superb graphic designs of the traditional Persian miniatures with a spice of hi-tech computer graphics.

Sheila Canby's forewords are informative. The book is well printed, well published and well distributed by Amazon. This is a luxuriously collectible book for your library which is not just another pretty book, but it is a contentful, deep and serious epic Persian Poetry retelling the part mythical and part realistic history of the Persian Empire. Ferdowsi's Shahnameh is one of Iran's greatest literary and poetic works. Every Persian, lover of Iran or Poetry Book Collector must own an English version of Shahnameh, what better to add to your collection than this awesome piece of Persian Poetry?! This unique book with over 600 pages in total, has over 500 pages of masterful illustrations!
